Rock Creek Mesa is a planned 300+ residential development. The site is located just south of Sundance at Rock Creek, between Gate 5 and Gate 6 of Fort Carson. Housing is a critical need for the Post, and Rock Creek Mesa represents the only opportunity for a new single-family community within close proximity. 

 

When accomplished, the development will bring treated water from Colorado Springs Utilities, multiple fire hydrants to supplement the current water supplier’s infrastructure, and traffic improvements to Colorado Highway 115, which will add safer access into the Mesa for all its residents.

Target Market

Given its close proximity to Fort Carson, enlisted members, civilian personnel, and Evans Army Hospital employees will represent the primary target market. Fort Carson is the city’s #1 employer with a population exceeding 121,000 including retirees. Based on a recent housing study, the post projects a total family housing requirement of 4,322 units and an unaccompanied housing requirement of 6,285 units by year 2023.

Additionally, the location will appeal to employees who work and commute to Fremont County via Highway 115.
